If you are a homeowner, realtor, or title company requesting FHA certification for an HOA, this article explains how to check certification status and what to do next. M&M Property Management does not handle FHA certification requests directly.
Check whether the HOA is already FHA certified
Before submitting a request, search the FHA condo approval list to see whether the HOA is already certified: https://entp.hud.gov/idapp/html/condlook.cfm
If the HOA appears on the certified list, no additional certification request is needed at this time.
If the HOA is not certified
If the HOA is not listed as FHA certified, the owner should discuss next steps with their realtor or lender. It is not common practice for an HOA to spend owner funds on full HOA certification for the benefit of a single unit owner selling their unit. In many cases, the newer FHA Single-Unit Approval process allows individual owners to pursue FHA financing for their specific unit without requiring the HOA to go through the expense of full certification.
How FHA Single-Unit Approval works
FHA Single-Unit Approval, or SUA, is not something you apply for directly. Instead, the FHA-approved lender applies on your behalf and handles the submission process.
The lender requests a case number from the Department of Housing and Urban Development (HUD).
The lender submits the required HOA documents for a manual review of the specific unit.
HUD reviews the documentation and determines whether the unit qualifies under the SUA process.
